Property Condition Inspection (PCI) is conducted following a property owner's, lender's, or investor's request to evaluate the physical condition of a commercial or residential property, typically for due diligence, asset management, or loan underwriting purposes.

PCI services follow InterNACHI® Commercial Standards of Practice or applicable ASTM International standards (e.g., E2018-15) and may include:

Visual assessment of major building systems (roof, HVAC, plumbing, electrical)

Evaluation of structural components, exterior cladding, foundations, paving, and site drainage

Identification of visible deficiencies, deferred maintenance, and immediate safety concerns

Property Condition Inspection confirms observed physical conditions at the time of inspection only and does not include destructive testing, concealed system analysis, cost estimation for repairs (unless specifically scoped as a Property Condition Assessment with capital needs reserve), or ongoing system performance guarantees.
